How do I price my listing (such as pool, backyard, resort, guest room, garden etc)?

There are usually two ways to price your listing; hourly or daily, which may also vary depending upon the property and amenities.

What should you charge? It’s up to you, but these tips could help you decide:

Check out market prices: Try searching for comparable listings in your area to find out what they charge

Factor in your cleaning fee: Build it into your rate or add it as a stand-alone fee

Once you’ve landed on a number, go ahead, and set your price.

1. How can I manage my pricing?

To change your price settings: Go to Listings and click the listing you want to change Click Pricing and click Edit next to the pricing options Make your changes and click Save Custom prices will override your listing’s normal prices.

3. How can I change my nightly pricing?

Sharing your space can bring you lasting memories, worldwide connections, and cash in your pocket—but it all begins with pricing.

Your default nightly price shows on your calendar for all dates you have not customized. For high-demand dates like holidays and special events, you can set a custom price.

If you want your price to change based on demand, turn on Smart Pricing. Otherwise:

  • Go to Listings and select the listing you want
  • Click Pricing and availability and go to Pricing
  • Next to Nightly price, click Edit
  • Enter your nightly price and click Save

Your changes will only apply to future bookings, not those that are already pending or confirmed.

Setting custom pricing for specific dates

Make sure Smart pricing is turned off.

  • Go to Calendar and select a listing
  • Select a date or multiple dates
  • Go to Nightly price and enter your custom price
  • Click Save

Your new, custom price will show for each selected night, overriding your default nightly price as well as Smart Pricing, weekend pricing, and long-term pricing, if any of those are set up.

4. What is meant by Cleaning Fees? Can I add it to my pricing?

The cleaning fee is one of several fees that may apply to a booking (except for listings in China). It helps Hosts keep their listings in good shape and plays a key role in an effective pricing strategy. Cleaning fees are not returned to guests once a trip is completed.

Where to find it

  • Desktop browser: Click or tap the nightly rate total in search results
  • Mobile/desktop browser and app: Go to Price Details when booking an Instant Book listing or sending a trip request

To add or edit a cleaning fee for your listing:

  • Go to Listings and select the listing you want
  • Click Pricing and availability and go to Fees
  • Next to the Cleaning fee, click Edit
  • Enter your cleaning fee, then click Save

The new fee only applies to future bookings, not pending or confirmed ones.

Short-stay and standard cleaning fees are determined at the time of booking based on the guest’s stay length. For altered bookings, Hosts should verify that appropriate cleaning fees are charged for the final terms of the booking.

5. What is smart pricing?

When you turn on Smart Pricing, your prices automatically change based on demand. This is a helpful tool if you want to optimize pricing without constantly monitoring it. You’re still the boss, though—so you can set fluctuation limits and customize specific prices in your calendar at any time.

How it’s determined

Smart Pricing is based on the type and location of your listing, along with the season, demand, and other factors.

To turn Smart Pricing on or off:

  • Go to Listings and select the listing you want
  • Click Pricing and availability and go to Pricing
  • Next to Nightly price, click Edit
  • Use the selector to enable Smart Pricing, and enter a minimum and maximum price
  • Click Save

To turn off smart pricing, follow the steps above and use the selector to disable Smart pricing.

Your pricing changes will not affect pending or confirmed bookings since those guests have already submitted their payment information.

6. How can I add an extra guest fee?

Your place is set up to accommodate a certain number of guests, but maybe you’re OK with adding more if it brings in a little extra cash. Perhaps you’ve got an air mattress in the closet and a few extra essentials on hand—why not?

You can add a fee for each guest you’re willing to put up beyond your normal limit. So, if the number of guests you’ve set under Listing basics is 4, you can charge extra for the 5th and 6th guests and so on up to your comfort level.

To add an extra guest fee to your listing:

  • Go to Listings and select the listing you want
  • Click Pricing and Availability and go to Fees
  • Next to Extra Guest Fee, click Edit
  • Enter the amount per extra guest
  • Click Save

Your new fee only applies to future bookings. If you want to add an extra guest fee to a confirmed booking, you’ll need to send your guest a trip change to adjust the price.

7. How to do a multi-day setting for my pool?

Multi-Day is a new way for Guests to book your pool for multiple swims. Guests who want to make swimming at your pool a regular part of their lifestyle can reserve multiple sessions in a single booking and pay you for all of them up-front. You can even incentivize Multi-Day bookings by adding special discounts for multiple levels of sessions booked.

Setting custom pricing for specific dates:

  • Make sure Smart pricing is turned off.
  • Go to Calendar and select a listing
  • Select a date or multiple dates
  • Go to price and enter your custom price
  • Click Save

8. How can I change my guest limit??

Edit additional per person fees via following simple steps:

  • Open the Pool tab
  • Click Pricing & Guests
  • Update your settings and click Save

9. How can I add Free and Premium Amenities​???

The amenities can elevate your place from great to awesome!

Guests can filter search results by the amenities Hosts offer, such as air conditioning or Wi-Fi, so it’s important to highlight them. Simply go to Amenities in your listing and make your selections.

Additional amenities categories include:

  • Bathroom
  • Bedroom and laundry

  • Family
  • Heating and cooling
  • Home Safety

10. What is the maximum number of guests I can rent for my pool?

Though it is up to your pool or property size as well as your own preference that how many guests you can accommodate at a time; it is important to consider Covid-19 social distancing and capacity requirements while deciding the maximum number of guests for your property.

To assign maximum number of guests, follow these steps:

  • Go to Your listings and select a listing.
  • Click Manage listing.
  • Click Availability at the top of the page.
  • Next to Trip length, click Edit.
  • Enter minimum and maximum guests requirements.
